Application & Initial Review

Every interested renter completes our detailed rental application. We review the application for completeness and basic eligibility before moving to paid screening.

Background & Credit Check

We run a comprehensive background check including criminal history, sex offender registry, eviction records, and a full credit report through a licensed screening provider.

Income & Employment Verification

Applicants must demonstrate verifiable income of at least 3x the monthly rent. We verify pay stubs, bank statements, or employer letters and call employers to confirm employment status.

Owner Approval & Lease Signing

We present qualified applicants to you with our recommendation. Once approved, we prepare the lease, collect the security deposit, and coordinate move-in — all within Nebraska landlord-tenant law.

How much does property management cost?

Our management fee is a flat percentage of the monthly rent collected — you only pay when rent comes in. There are no hidden fees, no markup on repairs, and no monthly minimum charges during vacancies.

How do you screen tenants?

Every applicant goes through a full background check, credit check, income verification (minimum 3x monthly rent), and prior landlord references before we recommend them to you.

What happens if a tenant doesn't pay rent?

We follow a strict rent collection process with automated reminders and late fees per Nebraska law. If a tenant falls severely delinquent, we manage the legal eviction process on your behalf. You will always be informed and involved in major decisions.

Do I need to do anything once Black Key Homes takes over?

Very little. Once you sign our management agreement, we handle everything — tenant screening, rent collection, maintenance, and accounting. You log into your owner portal to review statements and approve major repairs. That's it.

Can I still visit or access my property?

Yes, you own it. We simply ask for advance notice before entering a tenant-occupied property so we can coordinate with the tenant and comply with Nebraska landlord-tenant law.

What types of properties do you manage?

We manage single-family homes, duplexes, small multi-family apartments (2–20 units), and townhomes throughout our service area. We do not currently manage commercial properties or vacation/short-term rentals.

Do you handle lease renewals?

Yes. We coordinate all lease renewals, recommend any rent adjustments based on current market rates, and handle all paperwork with the tenant directly.
